First Time buyers who want to buy a
property but have no deposit may benefit from the Open
Market Shared Equity Pilot through the Low Cost
Initiative For First Time Buyers (LIFT) scheme. This
scheme is funded by the Scottish Government and operated
in the Highlands by Albyn Enterprises Limited. It
allows lower income households to purchase a property on
the open market by funding between 20 and 40 percent of
the purchase price, with the purchaser funding the remainder
through a mortgage. The purchaser owns the property
outright with the Scottish Government owning a stake in
the value. No rent is paid to Albyn or the
Scottish Government. Only certain properties are
eligible for LIFT scheme purchases and we have marked
these in PINK

As of 01 December 2008, it
is a legal requirement that every property placed on the
market has a Home Report. The report is comprised of 3
elements. The part first is an Energy Efficiency Report
(as a result of an EC Directive. This is also required
for properties For Let), the second is the Single
Survey, which is much like a survey that you would have
instructed yourself if you were interested in buying a
property in the past (especially if you were taking out
a mortgage over the property), it also includes a
valuation of the property. Both the Energy Efficiency
Report and the Single Survey will be carried out by a
Surveyor. The final part of the report is the Property
Questionnaire. The Questionnaire is something you will
be able to complete yourself (we are of course here to
help), and is based on your knowledge of the property,
and asks you to confirm for example, your Council Tax
band, and whether you have carried out any alterations
to the property etc. These three sections are
incorporated into one document - the Home Report. The
Report is designed to give prospective purchasers access
to the information they require to make an informed
decision on how best to proceed, making the process more
user-friendly, which in turn should also benefit you as

We pride
ourselves on providing an efficient and rapid service. From the time
visit the property, we aim to compile the schedule of sale, have it
published and posted on the HSPC website within a maximum 36hr turn
around. Our For Sale window/standalone sign goes up immediately. The
property is featured in the next HSPC publication, and local press – for
example the Ross Shire, or Inverness Courier.
We
require £300 upfront, which covers your insertion fee
with the HSPC as well as the initial cost of printing
schedules. We deal with your fees and outlays at or
immediately following settlement.
If you wish
to review the schedule of sale before publication, we can send this to
you by email, mail or fax for your comments. The schedules are A4, or
A3 in size.
Depending on
your circumstances, we can arrange to hold and release keys for
viewings, or arrange for accompanied viewings.
Our aim is to provide as effective
an Estate Agency Service as possible. We often
provide special offers including our popular VAT free
(or price adjusted equivalent) commission deal.
Our nominal commission is 1% of the sale price.
